GENERAL
How can I get in touch with the HOA?
Easy! Please send in a maintenance or general request using the links in the upper right hand side of the website and we’ll get back to you soon.
What are the HOA fees due?
HOA fees are due by the 10th of every month at latest. They can be sent to Toluca Townhouse #1, P.O. Box 2453, Toluca Lake, CA 91610.
Where are the latest HOA financials or notices?
We don’t have those available on our website for privacy reasons, but if you are an owner you can receive a copy by getting in contact with the HOA board.
Can I park my car outside my garage?
No. Because our alleys are shared spaces, please do not park your car outside your garage to accommodate for other residents’ space.
What are the rules around trash collection?
Trash cans are collected Monday, and can be put out starting 6PM Sunday night. Please collect them back into your garage by 6PM Monday night. If you have any bulky items that need to be picked up, you must call Burbank trash services to coordinate a pickup. You cannot leave bulky items out without scheduling a pickup prior.
What are the rules around pets?
Residents can own up to one cage/aquarium and one cat or dog, or two cats and/or dogs. If a resident wants additional animals, they can ask the HOA for special approval. If an owner rents out their unit, they can put additional restrictions around pets. Owners are responsible to keep their pets on a leash while in shared areas and clean up after their pet.
How can I get in touch with another resident?
If you don’t know the resident personally and can’t say hello in person, please reach out to the HOA who will coordinate any necessary contact.
GARDENING
What outdoor services are included?
Any shared outdoor areas are in care of the HOA gardeners. If you want your patio blown out of debris when gardeners visit, this is also included with our service. Please reach out to the HOA to request a green band that will indicate your unit is included in this service.
What outdoor areas are my responsibility?
Everything within the interior of your patio is your responsibility. Please check our rules and regulations for all details. Don’t have a copy? If you’re a resident, reach out and we can provide those to you.
MAINTENANCE
What areas are the HOA’s responsibility, versus my own responsibility?
Any shared outdoor areas, exterior of buildings, and common areas are in care of the HOA. Anything within the walls of your townhouse are your own responsibility for maintenance.
What do I need to do if I’m conducting maintenance in my own condo?
Because this is an old property and interior maintenance can affect the exterior, any maintenance that cuts into the walls, alters the architecture, or deals with major plumbing, electrical, or HVAC should get prior approval, barring emergency repairs. You can reach out to the HOA using either the “Contact Us” or “Maintenance Requests” forms, depending on what you need approval for.

POOL
What is the pool season and hours?
The pool is open from approximately May to October each year, weather permitting. This varies from year to year, and can be earlier or later, dependent on outdoor temperature. Pool hours are 8AM-8PM.
Who is allowed in the pool?
Only residents are allowed, with each resident allowed up to two additional guests. Guests may only be present with a resident with them at all times. If additional guests are desired, those can be requested in advance through the HOA as an exception.
What else do I need to know?
Absolutely no glass containers are allowed at the pool. No lifeguard is present, so be cautious when swimming. Please be mindful of sound, as it is a shared space and there are many residents with units directly near the pool. Please do not proactively fill the pool, as it ruins our pH balance and has overflowed before.
TERMITE AND PEST CONTROL
What do I do if I see any termites or pests?
Reach out through our “Contact Us” form and we’ll be in touch with options.
When does the pest control vendor visit?
The first Friday morning of every month. If you want your patio sprayed as well, please leave your patio gate open during this time and your patio will be treated as well, free of charge.
When do we inspect for termites?
Once a year, we inspect all units for termites and provide a report to all owners. In 2023, this will take place in September.
